Villa De Vida Nova from the front is like a tardis, once inside it is very large and spacious, with a light and airy feel. The interior measurements of the villa are 380 metres sq. Furnished to very high standards. You have multiple options with the four terraces as to whether you want the sun or the shade. The Villa backs onto unspoilt countryside, which gives you privacy and seclusion around the pool and dining area to enjoy your holiday. Cots and high chairs are available free of charge on request.

There are three living areas: Entertainment room with playstation 2, board games, and toys. The Large Lounge with TV and full sky package and the apartment lounge for relaxing with pool views.

OUTSIDE:

One of the many impressive features of Casa De Vida Nova is the seclusion of the dining and swimming pool area. Whilst dining al-fresco you will enjoy the privacy the terrace and pool area provide. On the terrace outside the kitchen/lounge, is a BBQ, table and chairs to cater for 12. The decking area around the pool is ideal for sunbathing with a selection of loungers provided. At the front of the villa is space to park four cars. There are numerous terraces and seating areas that provide sun or shade depending on the time of day.

COAST/BEACH:

The coastline of the Eastern Algarve has some glorious blue flag beaches with miles of shimmering sand, Praia Verde and Monte Gordo are just a few. Numerous restaurants and bars overlook the River Guadiana in Vila Real. From Vila Real you can take take a boat trip up to Alcoutim, this includes lunch, wine and merriment.

GOLF:

As the owner is a keen golfer and a member of Quinta Do Vale, we can advise on numerous golf courses in the surrounding area.

SPECIAL INTEREST HOLIDAYS:

From Vila Real's Marina, hiring of yachts and fishing is available. Numerous walks through the forest and beaches. The area is a birdwatchers paradise with its rich variety of bird life. Cycles can be hired locally to explore the surrounding areas.

HOW TO GET THERE:

Faro Airport is approximately 35 minutes away. Car hire will be essential for this holiday. Seville Aiport is approximately 1 1/2 hours away.(Flights and car hire are more competitive). If travelling by car, travel time from Santander is approximately 10 hours.

DISTANCES:

The traditional town of Castro Marim is a 5 minute drive away The area of Castro Marim lies on the border of Spain, therefore many of Spain's quaint towns, including the nearest Ayamonte, are easily accessible. The popular resorts of Monte Gordo and Vila Real are only a 10 minute drive. The town of Tavira with its historic buildings and bridges are only 15 minutes away. If it is shopping you are looking for then Tavira has a brand new shopping mall, with numerous clothes and household shops.

BOOKING NOTES:

The villa is available from March to November. 25% deposit is required to secure the reservation. The balance of the rental, together with £300 refundable damages deposit, payable 8 weeks prior to the date the holiday commences. Please note that the deposit is non-refundable and we recommend insuring against all eventualities.

CHANGEOVER:

Changeover day is usually Saturday but can be flexible. Check in time is 4pm - Check out time is 10am, to allow for the villa to be prepared for the next guests.

NOTES ON PRICES:

Prices shown on the property are per week in Sterling. We are happy to accept Euros also. We would prefer not to charge you for air-conditioning, therefore we have allowed a certain level of usage. The meter will be read on arrival and departure in your presence, any excessive use will be charged and deducted from your refundable damage bond. If you require the pool heated there is a charge of £100. If the pool cover is put on every evening in the warmer months generally the pool stays warm.

Beaches: Praia Verde, the nearest beach at 3km, is a wonderful, unspoiled area of long, wide white sands. It has a fabulous beach restaurant, open from February to November, and dinner under the stars on a summer's evening is a great experience. There are many, lovely beaches in the vicinity and it is possible to walk for miles along the sands of the Atlantic coastline - stopping for refreshments at the various cafes, bars and restaurants located right on the beach.

The villa is 2km north of the coastal EN125 road at Praia Verde & 5 minutes from A22 motorway junction 17 near Spain. The beautiful, unspoiled beach of Praia Verde is close by, as are the beaches of Manta Rota, Altura and Monte Gordo, with its lively cafes, restaurants and casino. Close to lovely golf courses, scenic tourist drives and on the edge of a large nature reserve, with designated nature trails and bird watching facilities. The cosmopolitan town of Vila Real de Santo Antonio at the Spanish border on the Guadiana is a 10 minute drive and is home to the unique new sports, athletics & tennis stadium, marina, ferryboat to Spain, supermarkets and shops specializing in towels and linen.

The towns of Altura & Castro Marim are 5 minutes away with supermarkets, bakers and daily indoor markets with fresh fish, meat, fruit & vegetables - a real treat. The lovely countryside view from the roof terrace, together with the distant sound of church bells chiming across the fields, almost guarantees relaxation.

Rates notes:
During the main school holiday periods, bookings normally run from Saturday to Saturday. However, there is great flexibility at all other times, so please feel free to ask.

Standard check-in time is from 4 pm (16.00 hours) on the day of arrival, through to check-out by 10 am (10.00 hours) on the day of departure - local Portuguese/UK time. This is to ensure that preparation and cleaning of the house is not jeopardised for the next guest.

A 25% deposit of the total amount is required to secure your booking - where there is a long lead-time until the holiday we are happy for the deposit to be paid in instalments. The outstanding balance must be settled at least one month before check-in. The deposit is non-refundable on cancellation, unless we can re-sell the holiday. We strongly recommend that you cover all eventualities by a travel/accident insurance policy.

Amazing villa in Belverde Aroeira

This stunning four hundred m2 villa is set in a beautifully landscaped garden of 1600 m² within Belverde. Located in a very quiet area with excellent solar exposure, the Villa is a just a short distance of golf courses, beaches, restaurants and other amenities. The guests have at their disposal two bicycles, two football goals and a badminton net with two rackets (and a smaller one for a child), making it ideal for family holidays.

Villa Belverde has two large sitting areas and a dining room opening out onto the garden. The two open living rooms have seating for seventeen people and all the entertainment equipment is at your disposal: cable TV, DVD and table games (for card games or other games in family). The dining room is separated from the living rooms and has a table which comfortably seats for twelve people and leads through glass doors onto the terrace, garden and barbecue area which has a table for twelve people.

The very private and extensive garden has a large lawn which can be used by the entire family for 'al fresco' meals, play games like football or badminton, relax, read or simply enjoy the silence that surrounds the villa.

This apartment is on the ground floor with very easy access to all areas of the complex. Parking can be directly outside the apartment or underground.

Madeira being ideally located on the migratory routes of big game fish, record size catches of Blue Marlin (with more than 1,000 lbs) and Big Eye Tuna are not uncommon during the season from June to September. Other species to be fished in the bountiful waters of Madeira are Marlin, Tuna, Wahoo, Barracuda, Bonito, Spearfish, Swordfish, and Dolphin

Opposite the Calheta Beach hotel there is a well-stocked Pingo Doce supermarket., bank and travel agent. In front of the Calheta Beach Hotel, is the only white sand beach in Madeira, man made with the sand imported from Morocco. The locals reckon that Arco da Calheta has the best micro-climate of the entire island.

There are several bars and restaurants lining the marina promenade, with plenty of choice and reasonable prices. Best restaurant by far is the AkiCalheta, the one nearest the hotel end. It is run by a South African couple, and offers the best combination of good simple cooking, good ingredients, value for money and service that we came across anywhere. Best bar is Mad Era - excellent staff, one of the more interesting theme bars you are likely to find on your travels and of course there are the Mad Dancers on a Saturday.

Large stylish 2 bedroom cliff top apartment with large pool

The apartment has balconies front and rear. The front gives a view over the ocean and the wonderful sunsets that regularly occur; the rear, which has views over the sea and bay and overlooks the pool, has a table and chairs for dining or relaxing. The split level roof terrace gives panoramic views over the Atlantic and the bay of Sao Martinho do Porto and is a magnificent place to relax in the sun or enjoy a barbecue. Within the development there is an outdoor pool 16m x 8m and a small childrens pool both of which are surrounded by a large south facing terrace area with sun loungers and tables and chairs.

The apartment has two bedrooms, one with a double bed and one with twin beds. There is a large lounge area with two sofas one of which is a double sofa bed. The dining area has a table large enough for 6 to sit comfortably but can be extended for more space if required. There is a Cable TV, DVD plus a few films ,CD/radio, and a small collection of books and games. Wifi internet is now included

Stunning sunsets can be observed from the front balcony or the roof terrace with panoramic views of the sea and the bay

The Kitchen is fully equipped with plenty of crockery, glasses and cutlery plus all the appliances you will require. The bathroom has a bath with shower over, sink, WC and bidet.
A travel cot and a high chair can also be provided.

There is a video entry system in the apartment.
There is a reserved space in the underground car park. Parking is also available on the road outside.

A meet and greet service is included in the price.

Towels for use within the apartment and bed linen are provided and included in the price but an additional charge of £15 per week is made when 5 or 6 stay or the sofa bed is required. Beach towels are not provided.

Accessibility
The development is on a short but fairly steep slope down to the bay which would be difficult for wheel chair users. The apartment itself is on the first floor, the staircase is wide with only a few steps but there is no lift. The apartment is all on one level.

Outside
The shared pool is 16m x 8m x 1.5m and is surrounded by a patio area and this area is bordered by plant troughs.

Coast/Beach
The apartment is located on the clifftop overlooking the Atlantic. 200m from the apartment there is the wonderful shell shaped bay of Sao Martinho do Porto with a fine sandy beach and warm calm sea which is safe and ideal for families. There is a further stretch of sandy beach north of the apartment.
Golf
For golf enthusiasts the Silver Coast is the new destination in Portugal. There are several courses within easy reach.

Most of the restaurants are near the seafront and there are a variety of shops along the seafront and the roads at the northern corner of the bay. There is a market for fish, fresh fruit and vegetables on the east side of the town and a supermarket providing all essentials.

Booking notes:
A refundable damages deposit of €100 is payable in cash on arrival and is refunded at the end of your stay provided there has been no damage and the apartment is left reasonably clean.

Located in Sesmarias, just outside Carvoeiro. Sesmarias has its own mini-market, local bar and lovely Italian restaurant. At least 3 beaches are within 5-10 minutes' drive. Pestana golf resort is 5 minutes away. Carvoeiro itself has the charm of a village - unspoilt, no high rise buildings, but many excellent restaurants and bars to enjoy. Pestana golf resort - Pinta and Gramacho are 5 minutes' drive and the Amendoeira golf resort - Oceanico Faldo and O'Connor courses are 20 minutes' drive. Plenty of other courses within 20-30 minutes.

How to get there:
Faro airport is 40 minutes by car. Very accessible and easy to find along the A22 motorway. Car hire is strongly recommended.

Distances:
5 or 6 minutes' drive to Carvoeiro town centre. 15 minutes' drive to Portimao town centre. 10 minutes' drive to the supermarket. 5 minutes' walk to the local mini-market and bar and restaurant. 15-20 minutes' drive to the aqua-park and also to the main shopping mall.

The Algarve / West Algarve region
The algarve enjoys a moderate climate year round. The gentle sea breeze prevents Algarve of suffering the humidity of Northern Europe in the summer months. There is plenty to see, from the chic marina at villamora to the more rustic villages that abound nearby. A 2 hr drive from Alvor takes you up to Lisbon, or 2 hours in the other direction takes you over the Spanish border in to southern spain.
